How long does it take to activate my license?

Your license transfer or activation will usually be processed within 72 hours of receiving your application. 

When can I start working?

Once you receive our email confirmation that your license has been transferred or activated, you can begin working immediately. Our marketing materials are readily available for you to start promoting your services right away. You can meet with a broker on the phone or in person if you want help with goal setting, or putting together a marketing plan of action for your business (this is free). We offer the flexibility to choose your own schedule and work as often as you like, making us the ideal real estate company to work for part-time.

I live far from your offices; can I still join? 

Absolutely! We offer our support to all agents with a valid Connecticut, Florida, Massachusetts, or Rhode Island real estate license. Our technology services empower you to work productively from anywhere, whether you're just 5 miles away or located 2500 miles away. Our intuitive software guarantees that you receive the same level of exceptional support, attention, and care regardless of your location. As a member of our brokerage, you will interface with us via our user-friendly online back office, Zoom, phone and email.  We have many ways for you to access all your training/ coaching, marketing materials, and transaction management needs. 

What if I transfer my license elsewhere?

You have the flexibility to transfer your license to any other brokerage at any time. If you decide to end your agreement with us, you can transfer any listings you acquired while working with us to your new brokerage without any penalties. However, you must ensure that any outstanding fees owed to Link Real Estate are paid in full before making the transfer. If you have any pending sales, we can refer them to your new brokerage in exchange for a referral fee that matches the transaction fee payable to us. If your new brokerage will not accept the listing, we will assign the sale to another agent at our discretion, who will represent the client and brokerage for the remaining duration of the transaction. In this case, the commission split will be 50/50 of the commission balance after deducting the transaction fee.

How can I transfer my license to you?

Completing the online application form is all it takes to get started. Once you've submitted your application, we will take care of the transfer process for you by contacting the appropriate state Department of Business Regulations. As soon as your online application is accepted, we will activate your license. 

Is continuing education included? 

Continuing education and state fees are solely your responsibility, as they are separate from the annual fee. The annual fee covers only the administrative costs associated with activating and transferring your license. 

Can I still earn a commission even if I don't join an association? 

There is no requirement for Licensed Real Estate Brokers and their agents to be members of any association. Opting not to join can save you from incurring expensive association fees while still allowing you to legally work and earn compensation. It's worth noting that choosing not to join means you will not have access to the MLS reserved for Realtors®, but there are other ways to access the "Public MLS" available on several websites and mobile apps. Our member area provides extensive training on how to operate without joining an association, ensuring you have the tools and knowledge you need to succeed. 

What if I need help? 

We are always here to assist you whenever you need it. Once you join, you will receive a welcome letter containing your broker's contact information as well as the contact information for our agent support staff. 

Can I still receive a commission when I am a party of the transaction?

You are entitled to receive the full advertised commission, even if the transaction involves your own property. However, you are required by law to disclose in writing that you are a licensed agent. To make it convenient for you, we provide a disclosure form in our online back office. 

How do we exchange files and important documents related to transactions? 

In our online back office, we offer a secure transaction management system that enables you to exchange files with us in a compliant manner. This system provides guidance on the documents required for each transaction and enables you to keep your real estate files accessible in accordance with state law. You can access these files at any time, and we can securely review them within the bounds of compliance. 

Is office space provided?

Can I assist buyers with a home listed on the the MLS if I don't join an association?

Can I do referrals? 

Absolutely! You have the freedom to refer any client to a licensed brokerage or agent of your choice, and receive a referral fee in exchange. We provide all the necessary referral agreement contracts and details in your online back office after you join.

What about SUPRA E-key? 

SUPRA is a service reserved to Realtors® and thus you will only have full access if you choose to join an association. However, you can be provided access through Bluetooth® iBox (iBox BT or iBox BT LE) as the listing agent can grant you access as a non-member through this service using their smartphone or tablet. We provide training materials in your online back office after joining for agents who have opted out of joining an association. 

Do you provide training?

Yes, we offer a robust on-demand training program to all our agents. Once you become a part of our team, you will gain instant access to our comprehensive training materials, which are conveniently available in your online back office. Our training curriculum is designed to cover a wide range of topics, from basic guidance for new real estate agents to advanced training for experienced sales agents. Our training resources are intended to help you thrive in your role as an agent and equip you with the necessary tools to overcome any obstacles that may arise. 

When will I get paid?

By utilizing our transaction system available in your online back office, you can conveniently upload all the necessary documentation related to your transaction. Once we receive all the required documents, we will then request a disbursement of your commission at the time of closing through a closing agent authorized by FREC final order DS-98-02. We will pay you, within 48 hours of receiving payment from the escrow agent. We offer direct deposit, which speeds up payments. 

What can I expect in terms of training?

We provide our Link Real Estate Agents with exclusive on-demand training videos and documentation to support their success. Our training materials cover a wide range of topics, including how to get started as a new real estate agent, how to excel as a part-time agent, how to generate leads, and comprehensive training on each contract. Our training materials are designed to be easily digestible, allowing you to learn at your own pace and on your own time. If you have any questions or require assistance, our agent support team is available to provide further guidance. 

Where do I deposit escrow money?

We have and maintain an escrow account. However, it is always preferred that the title company or law office handling the closing of the transaction will be responsible for holding the escrow. To deposit funds into their trust or escrow accounts, you will need to collaborate with these professionals on the purchase and sales agreement 

How can I get my business cards? 

Once you sign up, you will have access to our online back office, which includes a marketing section containing personalized graphics for your business cards. You can download this graphic file and take it to any local or online print shop to have them printed according to your preferences for stock and quantity. 

Are there any other hidden fees? 

Our fees are transparent and straightforward. You will be charged $357 for each transaction fee and 12% of the collected commission for each successful transaction. We do not have any hidden fees.

Are there minimum sales volumes? 

No, there is no minimum transaction requirement to maintain your status as an active agent with us. 

Do you offer property management services? 

No, we do not provide support for property management.
